What does a Realtor do for you as a Seller?

When you decide to sell your home, you are going to want someone to help you on that path. It can be stressful if you’re trying to manage selling your current home and moving to your next home. It’s kind of like lining up dominoes so they all fall into place. Your best bet is to have an agent helping you manage all the details. 

 

The first thing your agent will do is meet with you and discuss your plans and your desires. What is your timeline? Will you be moving from your current home to the next home or will you rent or stay with family until the next home is found? They will ask you “What will you do if your home sells the first day?” It can happen and your agent wants to help you be prepared for whatever comes. 

 

Once you’ve decided to sell your home, your agent will go through your home and jot down a lot of notes. How many bedrooms, bathrooms, garages, is there a basement, is it finished, what are the room dimensions and many other things. While she’s doing this, she will also be making a list of things that will need to be fixed, painted, or moved to help you get the best deal for your home. Your agent is going to want your home to make a big impact as soon as a prospective buyer pulls up to the house. 

 

With all the information your agent has gathered, they will review many things to determine a listing price for your home. This is not an exact science, it takes research and knowledge. Finding just the right price (not too high, not too low) will bring more potential buyers to your home. 

 

Once you’re ready, your agent will send out a professional photographer to take pictures. They will use the best lighting, stage photos etc so your home looks amazing for marketing purposes. Depending on your home, drone pictures or videos can also be done. 

 

Once all these things have been done, your agent will market your home starting with talking to other agents that might have buyers that would be interested and in creating a PreMLS listing to build interest before the listing goes live. 

 

Once your listing is live, your agent will be responding to questions from other agents, reviewing comments left from people that have viewed your homes and setting up an Open House if that is something you want to do. 

 

Once offers come in, your agent will help you negotiate and find the best offer. Once an offer is accepted, your agent will help manage inspections set up by the buyer and any results that need to be addressed. 

 

If you are looking to buy and sell, your agent will help you manage the best plan of action in not only managing your sale but also showing your homes and helping you with your next step. 

 

When it gets down to all the paperwork, your agent will work to make sure you understand everything you are signing. There is a great deal of legal paperwork involved and it’s important that you understand what you’re signing.
